Roof Replacement Cost Calculator

Updated Oct 2026

Use this roof replacement cost calculator to build an itemized budget from measured roof area and quoted unit prices. Separate roofing materials, waste allowance, installation labor, tear-off, disposal and other work. Compare the contractor’s expected cost with a contingency-inclusive budget without treating your home’s floor area as its roof surface area.

Enter roof area on the correct basis

If your contractor provides measured roof surface area, enter it directly. Do not apply a pitch adjustment to a measurement that already accounts for slope.

For a simple uniformly pitched section, you can instead enter horizontal roof-plan area and rise per 12 inches of run. The surface-area factor is the square root of 1 plus the squared pitch ratio. A roof with several pitches needs separate sections or a measured takeoff; the tool does not reconstruct a complex roof from living-space square footage.

A roofing square is 100 square feet of roof surface. GAF’s cost guide explains this unit and identifies size, materials, pitch and local conditions as relevant estimating factors. The square footage calculator can help total simple horizontal shapes, but it does not replace a roof measurement.

Keep material waste separate from labor area

Enter a quoted material price per square foot or per roofing square. Add the waste allowance appropriate to the design and product. This increases material purchase quantity, not the physical roof area.

Enter labor on the measured surface area unless your actual quote uses another explicit basis. For tear-off, enter the number of layers and the applicable quoted rate per layer. Add disposal, flashing, ventilation, permits, known decking repairs and other exclusions as separate amounts.

If an installed price already includes materials and labor, use the bundled-price mode instead. Mark included items so the calculator does not add waste, labor or removal charges twice.

    How the total is calculated

    In itemized mode:

Material purchase area = roof surface area × (1 + waste percentage).

Multiply purchase area by the material rate. Multiply roof surface area by the labor rate. Calculate tear-off from its stated area, layer count and rate. Add other quoted work to obtain the pretax subtotal.

The calculator adds your entered tax amount, then displays a separate contingency reserve based on the pretax subtotal. That reserve is an allowance for uncertainty, not proof that additional work is needed or included in a contract.

    Worked example

Assume a measured roof area of 2,000 square feet, a 10% material waste allowance and the following hypothetical rates:

    ItemCalculationCost
    Materials2,200 sq ft × $3$6,600
    Labor2,000 sq ft × $2$4,000
    One-layer tear-off2,000 sq ft × $1$2,000
    Other quoted workEntered total$1,000
    Pretax subtotal$13,600

With $396 entered tax, the expected quoted cost is $13,996. A 10% reserve on the pretax subtotal is $1,360, producing a $15,356 planning budget.

The roof itself remains 2,000 square feet, or 20 roofing squares. The 2,200 square feet represents the material purchasing allowance. These example prices are illustrative, not a local estimate.

Compare written scopes before comparing totals

Ask whether the estimate includes removal, disposal, protective underlayment, flashing, ventilation, cleanup and permit responsibilities. Identify how additional decking or concealed repairs would be priced if discovered. A price per square without its inclusions is not a complete comparison.

The GAF roof estimator explicitly describes its range as nonbinding. This calculator is likewise a planning worksheet: only the contractor can confirm the site, scope and offered price. It does not determine structural suitability, building-code compliance or insurance coverage.

If borrowing is needed, compare the installation budget with the personal loan cost calculator and the HELOC payment calculator. Financing charges should remain visible instead of disappearing into a monthly payment headline.

    Frequently asked questions

Can I use my home’s listed square footage?

Not directly. Living area can include multiple floors and exclude overhangs, garages or other roofed areas. Use measured roof surface area or an appropriate roof-plan measurement.

Does a steeper pitch automatically increase the labor rate?

The geometry calculation increases surface area. Any additional labor price for access or steepness must come from the quote; the calculator does not invent a universal multiplier.

    Should waste increase tear-off cost?

Not in the standard itemized calculation. Waste affects new material purchasing. Removal relates to existing surface area and layers unless the contractor specifies a different billing basis.

Does the result predict an insurance payment?

No. Coverage, deductibles, depreciation and claim decisions are outside this cost worksheet. Compare funding only with payment amounts confirmed for your situation.

What if the quote already includes everything?

Use its installed total and add only documented exclusions. Keep any personal contingency reserve separate from the contracted work.

Enter the roof measurement and written rates, check their units and calculate a budget you can reconcile line by line.
