    What this calculator answers

A HELOC can show a low interest-only payment during the draw period and a much larger payment when repayment begins. This calculator makes that transition and the secured-debt ratio visible.

Model a user-entered HELOC draw and the payment change when an interest-only draw period becomes amortizing repayment.

    Method and calculation order

Interest-only payment equals the entered balance times the monthly rate. Repayment uses standard amortization over the entered repayment period. CLTV combines the first mortgage with the draw or full line and divides by home value.

    Worked reference example

With a 50,000 draw, zero interest and a ten-year repayment period, principal-only repayment is 416.67 per month. Against a 500,000 home and 300,000 first mortgage, draw CLTV is 70%.

    How to use the result

Test the contract rate, a higher-rate case and the full-line balance. Confirm whether the draw payment includes principal, whether a balloon exists, and which fees or closure penalties apply.

    What the calculator cannot know

Rates may change, minimum-payment formulas differ and the line can be frozen or reduced. The model does not determine approval, available equity, property value, tax deductibility or foreclosure risk.

    Frequently asked questions

    Why is CLTV shown twice?

The current draw and full approved line can create different secured-debt exposure.

    Does the rate stay fixed?

Not necessarily. Many HELOCs are variable; use the stress-rate field.
