Preapproval estimates what a lender may be willing to lend under stated conditions; affordability asks what payment fits the buyer's full financial life.
What preapproval considers
A lender may review credit, documented income, debts, assets, loan program, and assumptions about the property. A preapproval is conditional and can change after verification, appraisal, rate movement, property review, or underwriting.
What household affordability adds
A personal budget includes goals and expenses not fully reflected in DTI: childcare, healthcare, commuting, education, irregular income, repairs, retirement saving, and desired reserves.
Use both numbers
Set a comfort payment first, calculate an all-in price range, then obtain preapproval. Shop within the lower constraint unless you have documented reasons to choose otherwise.
Worked decision
If preapproval permits a $500,000 purchase but the all-in payment at that price leaves no room for repairs or savings, the $500,000 figure is not a recommendation. Lower the target price or change the financing inputs.
Offer-stage update
Before an offer, replace generic tax, insurance, HOA, rate, and closing-cost values with property- and lender-specific evidence. Keep contingencies and professional advice separate from calculator output.
