Start with the decision you need to make. An affordable purchase budget, a rent-versus-buy comparison, and a mortgage balance are different questions. Use the matching tool, then replace illustrative assumptions with quotes and property-specific costs.
Choose the housing task
The affordability tool does not decide whether buying beats renting. The rent-versus-buy tool is not a lender approval test. The amortization schedule does not include the entire housing budget.
Collect costs before comparing
For a purchase, collect price, down payment, note rate, term, closing cash, property tax, insurance, maintenance, association dues, any mortgage insurance, and likely sale costs. For renting, collect starting rent, refundable deposit, non-refundable moving or application fees, and known recurring expenses. Use the same currency for all money inputs; choosing a symbol does not load local tax or legal rules.
Ask for property-specific estimates rather than importing an average percentage as fact. The property tax, insurance, HOA and PMI guide helps separate payment components. CFPB notes that escrow can bundle tax and insurance into the mortgage payment; count each underlying cost once, not again as an extra expense.
Affordability, cash flow and net assets
- Affordability
- Whether an entered payment and upfront cash fit a budget under stated assumptions. It is not a credit decision.
- Monthly cash flow
- Money leaving each path in a month: rent and renter costs, or mortgage payment and ownership costs. An escrow payment is not extra principal.
- Exit net assets
- For the buyer, sale value less remaining loan and selling costs, plus invested cash; for the renter, invested cash plus a recoverable deposit. These are scenario outputs, not guaranteed proceeds.
Monthly mortgage payment versus monthly rent alone cannot answer the comparison. Loan principal creates equity, while upfront cash and monthly savings could have been invested elsewhere. The amortization guide explains why the loan balance changes over time.
