DSCR Loan Calculator for Rental Property

Updated Oct 2026

A DSCR loan calculator compares eligible rental income with a property's modeled debt payment and housing charges. It estimates the coverage ratio, rent needed for a target ratio and a loan-size scenario. The result depends on the lender's income and payment definitions and does not establish approval or prove that a rental is profitable.

Choose the correct DSCR definition

For this rental-property view, DSCR = eligible monthly rent ÷ monthly PITIA. PITIA combines principal, interest, property taxes, insurance and association dues. Enter the rent figure the lender says it will recognize; actual rent, market rent and short-term rental revenue may be treated differently.

Some commercial-property calculations instead divide annual net operating income, or NOI, by annual debt service. NOI deducts operating expenses before debt payments. These are different measures and must not be mixed. The 8Twelve rental calculator demonstrates rent-to-PITIA modeling, while CREAssets' commercial calculation uses NOI and annual debt service.

A 1.00 ratio means the selected income and selected denominator are equal. It does not establish that maintenance, vacancies, capital expenditure and taxes are all covered. Use the Rental Property Cash Flow Calculator for that broader operating view.

Enter the property and loan assumptions

Provide eligible monthly rent, the loan amount, annual note rate and amortization period. Enter annual property tax and insurance amounts, plus monthly association dues. The calculator converts annual expenses to monthly figures before combining them with the mortgage payment.

For a loan-size scenario, enter a target DSCR and a maximum loan-to-value percentage supplied by the lender or selected for planning. Neither field should be treated as a universal lending requirement. Include the property value used for the LTV comparison.

If using an interest-only payment, label that choice. It can improve the displayed ratio because principal is not being repaid, but the debt remains. Confirm whether the lender assesses the actual interest-only payment or another qualifying payment.

How maximum loan size is modeled

The calculation first finds the permitted total payment: eligible rent ÷ target DSCR. It subtracts the monthly tax, insurance and association amounts. The remainder is the available principal-and-interest payment.

That payment is converted into a principal amount using the entered rate and amortization term. A second cap is property value × selected maximum LTV. The lower amount is the modeled loan-size ceiling, before any other underwriting conditions.

If fixed property charges already exceed the permitted payment, there is no positive amortizing loan amount under those assumptions. A result of zero is more useful than displaying a negative loan.

Worked example: the LTV cap is slightly tighter

Assume eligible rent of $3,000 a month, a $300,000 loan at 6% over 30 years, annual taxes of $4,800, annual insurance of $1,800 and $50 monthly association dues. These are illustrative figures.

Principal and interest are approximately $1,798.65. Taxes, insurance and dues total $600 monthly, so PITIA is $2,398.65. The rental DSCR is approximately 1.2507.

At a target of 1.25, the permitted PITIA is $3,000 ÷ 1.25 = $2,400. After the $600 of property charges, $1,800 remains for principal and interest. That supports approximately $300,224.91 at the same rate and term.

However, a $400,000 property with an entered 75% LTV cap supports only $300,000. The calculator therefore shows $300,000 as the lower modeled limit. This is a scenario result, not a prequalification.

Test the costs the ratio leaves out

Try lower eligible rent, higher insurance and higher tax assumptions. Then evaluate cash flow after maintenance, management, vacancy and reserves. Do not subtract an expense from rent and include it again in the denominator unless that is explicitly the lender's required convention.

The Amortization Calculator can show how much principal the payment retires over time. This matters because equal DSCR figures can conceal different remaining balances or balloon obligations.

Lenders can also assess credit, liquidity, property condition, appraisal, ownership structure and other requirements. No single ratio captures those considerations. The calculator does not supply market rent or current lender terms.

Frequently asked questions

What DSCR does every lender require?

There is no universal threshold implemented here. Enter the actual requirement for the relevant program. A planning target is not evidence that financing is available.

Is rent minus the mortgage payment my profit?

No. A rental can have positive rent-to-PITIA coverage and still lose cash after maintenance, vacancy, management, repairs and other costs. Evaluate the full operating budget separately.

Can I use short-term rental revenue?

Only use the amount and calculation basis accepted for the loan being evaluated. Seasonal gross bookings are not automatically eligible monthly rent. The tool does not determine acceptable documentation or underwriting haircuts.

What if debt service is zero?

The ratio is undefined when the denominator is zero. The calculator should explain that state instead of presenting zero or an invented infinite qualification score.

Enter the lender's definitions and your property figures, then compare the ratio, modeled loan cap and a separate cash-flow budget before assessing the deal.

Quick answer

Calculate the scenario with the Rental Property DSCR Loan Calculator. Continue with BRRRR Investment Calculator, Fix and Flip Net Profit Calculator, Seller Net Proceeds and Mortgage Payoff Calculator, Rental Property Cash Flow Calculator, Rental Property Cash-on-Cash Return Calculator for related but non-equivalent property decisions.

Quick answer. For a rental investment, DSCR compares the property's qualifying net operating income to debt service. Loan-underwriting DSCR may use lender-specific income and expense conventions. A favorable calculator result does not establish an approval threshold or rental appraisal. A $24,000 NOI divided by $20,000 annual loan payments produces 1.20 DSCR. Check the applicable source records before treating this as anything beyond an illustrative calculation.

What does this calculator actually measure?

Rental Property DSCR Loan Calculator models noi vs annual loan payments and stress cases. The main decision is: How is DSCR calculated for a rental property loan? The value of a worksheet like this is that it keeps cost components, time periods and assumptions separate. Two cases may have the same headline percentage but produce different cash flows once fees, timing, benefit limits or starting balances are accounted for.

This calculator is especially useful when you already have written details about property NOI, annual principal interest, and other loan debt service. Enter actual documents where available; if you are considering a proposed change, label hypothetical numbers as hypothetical and compare them with your current arrangement.

How to use this rental property dscr loan calculator

  1. Confirm acquisition or current value, financing and verified property expenses.
  2. Choose appropriate rent, vacancy and turnover assumptions.
  3. Separate NOI, debt service, reserves and investor cash into distinct lines.
  4. Run a downside scenario with higher expenses or lower occupancy.
  5. Check local taxes, insurance and permitted rental-use rules independently.

Calculator inputs explained

  • Property noi: The supported market, insured or transaction value at the relevant date; these valuation types should not be substituted for one another.
  • Annual principal interest: The outstanding amount for the relevant account or loan on the date used in the calculation; it is not necessarily the amount originally borrowed.
  • Other loan debt service: The value labeled “other loan debt service” in the underlying document or transaction. Enter its unit, timing and whether it is gross or net of another adjustment.
  • Target dscr: The value labeled “target DSCR” in the underlying document or transaction. Enter its unit, timing and whether it is gross or net of another adjustment.

Keep all money in one currency and all rates and periods consistent. If you convert an annual amount into a monthly figure, show that conversion. When a required term is unknown, do not silently assume the most favorable outcome.

Formula and calculation method

The model for this specific worksheet is: DSCR=NOI/annual_debt_service; needed NOI=target*debtservice.

Normalize rental income and recurring costs to a consistent annual basis, separate operating expenses from debt service and reserves, then distinguish cash flow, net operating income, returns and tax treatment. The tool should retain full internal precision and round displayed currency amounts at the end of each legally or contractually appropriate computation. Show a complete breakdown for users who want to reproduce the result.

Worked example

A $24,000 NOI divided by $20,000 annual loan payments produces 1.20 DSCR. This illustrates the noi vs annual loan payments and stress cases model using selected inputs, not a binding outcome. The relevant contractual or reporting record controls any additional conditions, ordering or rounding rules.

For a useful comparison, keep all other inputs fixed and change the specific parameter associated with distinguish loan-program definitions. That reveals whether the difference comes from the underlying base amount, timing, stated rate, cash charges or limits—not from several unexplained changes at once.

Understanding your results

  • Dscr: The intermediate or final result labeled “DSCR”, calculated using the entered scenario and the explicitly stated methodology.
  • Buffer: The intermediate or final result labeled “buffer”, calculated using the entered scenario and the explicitly stated methodology.
  • Maximum modeled debt service: The intermediate or final result labeled “maximum modeled debt service”, calculated using the entered scenario and the explicitly stated methodology.

Review these figures together. Build conservative occupancy and repairs scenarios instead of assuming full rent collection. Compare a financed property with an unlevered one to see how debt affects cash flow without changing property-level NOI. A calculation is more reliable when you can point to the exact input and rule that explains every result.

What can materially change the answer?

The most important constraint for this tool: Individual DSCR lender overlays and expense conventions differ. Changes to these terms can alter the result even when the numerical inputs otherwise look similar. If the relevant record does not disclose a necessary restriction, treat the output as a partial scenario rather than a complete financial or coverage assessment.

Common errors to avoid:

  • Using scheduled rent as though every month or night will be occupied.
  • Subtracting principal-and-interest inside NOI and then using the result for cap rate.
  • Failing to budget replacement reserves, transaction costs or cash tied up at purchase.

How reliable is this estimate?

Results are hypothetical property economics. They are not appraisals, guaranteed rents, underwriting approvals, zoning confirmations or individualized tax advice. The calculation does not retrieve live information automatically. The owner should use their own verified documents and check changing rules or annual limits before using the result in a consequential decision. CalculatorGeek's methodology should remain visible alongside the tool results.
