UK Home Rebuild Cost and Buildings Sum Insured

On this page

Buildings insurance should use the cost of rebuilding the home, not its sale price. CalculatorGeek does not reproduce the licensed BCIS cost data. Use the ABI/BCIS service for a standard property or a chartered surveyor for non-standard, listed or complex buildings.

Rebuild cost is not market value

Rebuild cost covers demolition or site clearance, labour, materials and professional fees needed to reconstruct the building. Land value and local sale demand can make market value very different.

When an online calculator may help

ABI says its rebuild calculator can help with standard brick-built homes. Use accurate floor area, property type, age and features, and retain the calculation date.

When to use a surveyor

Use a chartered surveyor for listed buildings, unusual materials, specialist architecture, extensive alterations, complex sites, flats where responsibility is unclear or any property outside the calculator scope.

Read the policy basis

Confirm whether the policy uses a stated sum insured, bedroom-rated blanket limit or another basis. Check debris removal, professional fees, alternative accommodation, outbuildings and inflation protection.

Review at renewal and after work

Recalculate after extensions, major renovations or material construction-cost changes. Tell the insurer about building work when the policy requires notice.

Common mistakes

  • Using purchase price.
  • Ignoring professional fees and site clearance.
  • Using a standard-property tool for a listed or unusual home.
  • Failing to update after an extension.
  • Assuming the insurer will automatically correct an inadequate limit.

Next step

Check the latest valuation or deeds, use the official ABI/BCIS route if eligible, obtain a surveyor assessment when not, and confirm the resulting sum insured with the insurer.

How to audit the answer

Keep a compact audit record: source document, effective date, jurisdiction, input value, unit and whether the figure is guaranteed, estimated, financed, deducted or paid in cash. Re-run the comparison with one adverse assumption and check that the direction of change makes sense. If an official lender, insurer, plan administrator, surveyor or regulator result differs, do not average the answers. Treat the controlling document as authoritative and ask which timing, compounding, eligibility, valuation, fee, policy or tax rule explains the difference.
