What this calculator answers
Closing costs and cash to close are different. Cash to close starts with the down payment and entered buyer costs, then subtracts credits and deposits already paid.
Reconcile a written home-purchase worksheet into total closing costs and cash required at closing.
Method and calculation order
The worksheet totals lender, legal/title, official tax, prepaid, due-diligence and other buyer costs. It keeps post-closing reserves outside the closing figure and reports both amounts.
Worked reference example
An 80,000 down payment plus 21,500 of buyer costs, less 4,000 of credits and a 10,000 deposit, produces 87,500 of cash to close. Retaining 10,000 reserves brings total needed cash to 97,500.
How to use the result
Reconcile each line with the latest Loan Estimate, Closing Disclosure, solicitor statement or settlement statement. Replace estimates with dated official amounts before transferring funds.
What the calculator cannot know
The calculator does not compute local tax, duty, concessions, escrow rules, mortgage insurance, foreign-buyer charges or wire instructions. Never send funds from calculator output alone.

Rates, prepaid interest, escrows, credits, tax adjustments and final invoices can change before closing.
Are reserves paid to the seller?
No. The reserve field is a separate planning amount retained after closing.
